MANAGEMENT SERVICES


Analyze existing rent structure and leasing policies and make recommendations to owner.

Screen the potential tenant / leases, making a complete credit reference check.

Advertise and show vacant units seven days a week to maximize income and minimize vacancy losses.

Negotiate and carry out leases with tenants.

Collection of rents.

Handle tenant relations and communications.

Implement and follow through with eviction procedures.

Review the physical condition of the buildings and grounds, and develop maintenance schedules.

Contract for and supervise maintenance and janitorial services.

Supervise the purchase of supplies and materials.

Select, train and supervise property employees.

Pay operational expenses from income.

Keep records.

Provide a monthly statement of income and expenses, with supporting documents and a net check.

Advise owner on property operations.

Fees for Services

Single Family, Duplex and Triplex Rental Units


Property Management Services: Ten Percent (10%) of gross monthly income, or $100.00 per month, whichever is greater, plus leasing commissions.


Leasing Services: Commission equivalent to one full month's rent for one year's lease, prorated for a shorter term with a minimum of $400.00. Leases are not guaranteed by Dall Property Management Inc., and it is up to the OWNER to accept or reject a potential tenant; however, if lease is broken by tenant, apartment will be re-leased by Dall Property Management Inc. for a minimum of $100.00 Commission paid by the OWNER.


Expenses: The owner is responsible for all expenses associated with the management and leasing of the property including, but not limited to maintenance, repairs, and advertising.


Leasing Services Only: Exclusive Leasing Services are available independent of property management services for a commission equivalent to one full month's rent for each accepted offer to lease. In this instance, the owner retains the management responsibilities. If the owner requires the agent to do a check-in, and additional fee of $100.00 is required. Owner is also responsible for all advertising costs.


Multi-Family Fees: Management fees for larger port-folios are priced to site, location and condition.


Credit Report Fees: There is an additional charge of $20.00 per credit report run for an accepted tenant.


Commercial Property: 10% of the first year of 5% of the gross on leasing of the space.
